How does the service work?

We then secure a guaranteed fixed price from a qualified and reputable general contractor, protecting you from cost overruns by getting several quotes and entering into budget negotiations before picking the best GC for you build. Finally, we provide full oversight from start to finish, ensuring that every detail of the construction is executed to the highest standard, resulting in a home that perfectly matches your vision.
How do you generate these outsized savings?
Our combined decades of industry experience, negotiations with providers, design efficiency overview coupled with an exclusive cost-saving arrangement with Pedregal Construction for essential materials like concrete aggregate, concrete block, and infrastructure work, allow us to offer savings that others simply cannot. These strategic partnerships and our expert management ensure that those savings are passed directly on to you, without compromising quality.
You only get paid if you save me money?
Yes. Unlike other owner’s representatives, architects or builders who are compensated based on a percentage of construction costs (and therefore may benefit from increased costs), we only get paid based on the savings we generate for you. Additionally, we share in any cost overruns, should they occur, aligning our interests directly with yours.
What do you mean by “boots on the ground”?
By “boots on the ground,” we mean having a dedicated team of local experts who live and work in Guanacaste. They are fully immersed in the region, serving as your eyes and ears throughout the construction process. This local presence allows us to constantly monitor the project, ensuring the right materials are used, timelines are adhered to, and every finish is applied with precision and attention to detail.
What are some of the pitfalls that you can help us avoid?
We help you avoid common pitfalls such as scope creep (where the project grows beyond its original plan), selecting the wrong materials, miscommunication due to language and cultural barriers, and delays from the relaxed “Tico Time” approach to scheduling. Additionally, we help prevent budget overruns and ensure that every aspect of the build is executed with the highest level of professionalism and care.
When does Frontline come into the process?
Ideally, we step in after you’ve had the home designed and obtained at least one construction bid. This allows us to review the plans, ensure the accuracy of the bids, and begin managing the process to optimize costs and timelines moving forward.
How long does the building process take?
Figure 4-6 months to get to construction permits and 18-24 months from there, depending on the size of the home.
What is a challenge that I likely haven’t thought of?
Maintaining your privacy. One challenge many clients are unaware of is moving funds into Costa Rica for the build. The country’s strict banking regulations require extensive “know-your-client” documentation, including personal ID, tax returns, and bank statements. Understandably, many clients are uncomfortable sharing such sensitive information with a foreign government.
To solve this problem for you, we have established a proprietary “Construction Disbursement Escrow” with a respected U.S.-based escrow company. This service manages your payments and significantly reduces intrusive documentation requirements.
